One bar, 26 by 73 feet, under one shed roof that rises from a low service wall at the back to a tall glazed face at the front. Slab on grade, carport not garage. Every decision downstream of one number: $420 a square foot.

Excludes land, soft costs and GST. It is an estimate, not a quote. The point of the number is that it came first — the plan was drawn to fit it rather than priced after the fact.

Outside and not counted: carport, covered outdoor room with a hearth, a narrow lap pool along the glazed face, terraced Okanagan planting.
A 26 × 73 ft bar under a single shed that rises from 9 ft at the service spine to 14 ft at the glass. All the drama comes from that slope and it costs nothing. No double-height volume, no dormers, no jogs.

The long view face gets the slim bronze lift-and-slide. Everything else is small punched openings.
Cheaper than a window with privacy glazing, needs no covering, and it is the strongest image in the set.
